FAQ - Water Tank Cleaning and Pipeline Disinfection

Dubai Local Order 11 states that “landlords, tenants and whoever occupies a structure to ensure the cleanliness and maintenance of water tanks and all pipe networks that distribute water throughout the structure."

The local order does not define the exact frequency needed to clean your water tank and distribution system, however, it is commonly understood to be every 6 months.
This depends on whether or not the water tank is empty. If the co-ordination of drainage has been successful and the tank is empty when we arrive onsite, it will take no more than a few hours.
The simple answer is no. Every water tank has bacteria within it contaminating the water. Placing contaminated water within a newly cleaned tank defeats the purpose of cleaning.

We work with every customer to ensure that the cleaning date given allows for time for the customer to use the water within the tank.

FAQ - Cleaning Services

We rely primarily on visual inspections when looking how clean an air conditioning system is. Opening the access panel, looking how dirty the plenum is, how dirty the fan coil unit filter is and looking into the supply diffuser will give you a good indication of the cleanliness of the system.

Smashing can also provide quantitative testing of dust and debris thickness within the ducting and particulates within the air. Again this gives a clear indication of dust levels within a property.
A NADCA certified company. The National Air Duct Cleaners Association (NADCA) was founded in 1989 to create an industry guideline and set a minimum standard for air conditioning cleaning companies to adhere to. It is a certification based association, where members have to demonstrate that they have the knowledge, understanding and experience to be a NADCA member.
Hiring a NADCA certified company, such as Smashing! guarantees any customer that they are contracting a certified specialist that will protect the occupants, collect all contaminants within the system and remove any contaminants from site.
As most air conditioning systems are not cleaned after construction, building materials such as dust, gypsum, concrete, timber, plastic and other materials are usually found within the air conditioning system.

Once the air conditioning system is in use, other contaminants are introduced into the system. These include carpet dander, pet hair, human hair, household dust as well as chemicals created from the use of cleaning chemicals, aerosols and air fresheners.
We would advise that the air conditioning system be left on, set to a low fan speed and at around 20 to 22 degrees.
A primary role of the air conditioning system is to draw the moisture out of the air and supply cool dry air into the room. This process is called de-humidification. If the air containing system is left off then temperatures within the property will rise, leading to an increase in moisture. This in turn could spur on the growth of mold within the property.

This could be a leaking sink, a over flowing air conditioning unit drain pan or bad chillers pipe insulation, the causes are endless. But in order to remove mold permanently, moisture must be controlled.
Yes you can wipe it off yourself, however, you risk making the mold airborne. You will breathe in the mold and risk cross contaminating other areas within the property. In addition to this, the mold will grow back if you don’t address why the mold has grown in the first place.
